Scope of Work

Project Description:
Remodel the existing shower area, repair the portion of the ceiling above the shower affected by mold, repaint the ceiling, and remodel the vanity area. Tile the entire vanity wall from floor to ceiling as an accent wall. Install new modern-style vanities, two mirrors, and three wall sconces. The existing bathroom floor will remain unchanged.

 Breakdown

Demolition

  • Remove existing shower tile, bench, portions of ceiling, vanities, drywall as required, and any other necessary components.
  • Protect adjacent areas from dust and debris.
  • Remove and dispose of all demolition materials and construction debris at an approved dump.

Framing, Plumbing & Electrical Adjustments

  • Modify framing to create a full-width shower niche (W: 60" × H: 12").
  • Modify framing if a floating vanity is selected (additional $120).
  • Note: No plumbing modifications included. Existing shower valve and drain will remain in their current locations.

Drywall & Waterproofing

  • Patch and repair the ceiling area affected by demolition and mold damage.
  • Install insulation in shower walls if required.
  • Waterproof shower walls and pan, ensuring proper slope and drainage.
  • Includes rough materials such as backer board, waterproofing membranes, cement board, caulking, mud bed mix, thin-set, and grout.

Tile Work – Shower Area

  • Install tile on:
  • Shower floor (mosaic tile)
  • Shower walls (tile sizes: 24" × 24" or 24" × 36")
  • Shower niche (full width or smaller)
  • Curb area
  • Tile will be installed from shower floor to ceiling.
  • Grout, seal, and finish all tiled surfaces.

Tile Work – Vanity Area (Recommended Option)

  • Tile entire vanity wall from floor to ceiling.
  • Surface preparation and removal of existing wall tile.
  • If a floating vanity is selected, reinforce wall framing and install structural blocking prior to drywall installation.
  • Install new drywall as needed.
  • Apply thin-set mortar, install tile, cut and finish edges, prepare pipe penetrations, allow curing, grout, and seal.
  • Ensure a level, clean, and finished appearance.
  • Recommended to use the same tile as the shower walls (see design plan).

Carpentry & Interior Finishes

  • Install vanity cabinets (floating or with legs per design).
  • Install vanity faucets.
  • Install mirrors, bathroom accessories, and lighting fixtures.

Fixture Installation

  • Install shower fixtures and plumbing trim.
  • Install shower glass sliding door.

Painting

  • Surface preparation and painting of the bathroom ceiling.

Final Cleanup & Inspection

  • Thorough cleaning of the bathroom area.
  • Final walkthrough with the client.

Scope of  Work

Demolition

  • Remove existing kitchen cabinets and countertops, backsplash
  • Protect adjacent areas from dust and debris.
  • All appliances  will be reused, put aside.
  • Remove and dispose of all demolition materials and construction debris at an approved dump.


 Electrical Adjustments:

  • Add 2 wall lamps  on sides of window.
  • Remove a ceiling lamps  (in front of bay window/countertop) and close the hole ( cut the power, cap the wires safely in a junction box, then patch the hole with drywall and joint compound )  or install recessed  light 
  • Adjust  3 ceiling lamps  above the island  ( we need only 2 lamps above the island)

Replacement and re-routing of the stove hood exhaust pipe 

Note: Rerouting a range-hood duct through the inter-floor cavity (instead of across upper cabinets)  depends on framing, beam locations, and code-required clearances between floors.

Before approving the redesign, we will verify:

  • Joist direction & structural layout. Duct can only pass parallel to floor joists.
  • No interference with plumbing / electrical / fire blocking. Inter-floor cavities often contain wiring or pipes.
  • Duct size & material. Typically 6"–8" rigid metal duct required (no flex).
  • Fire-stopping & air-sealing requirements. Penetrations between floors must be sealed to code.
  • Exterior wall termination location. Damper, cap, and weather flashing required.


Scope of work:


  • Open limited drywall sections at: Above hood connection, Inter-floor chase route, Wall exit location
  • New Duct Installation Install rigid metal duct , Limit elbows and seal all joints with UL-rated mastic / foil tape, Provide proper slope to prevent condensation back-drain
  • Exterior Termination Core-drill wall opening,  Install exterior vent cap with back-draft damper, Flash, seal, and weather-proof exterior penetration
  • Hood Connection, Install transition collar to hood, Support duct with mechanical fasteners & hangers, Test airflow and verify operation
  • Patch & Finish Replace drywall where opened, Tape, mud, texture to match existing surfaces, Paint touch-ups

Carpentry & Interior Finishes

  • Install kitchen  cabinets  and all trims by plan  -  8 base cabinets, 4 wall cabinets, 1 tall cabinet, panel above the fridge.  13 cabinets total. Custom -  base cabinet for microwave and panel above the fridge.   Connect microwave in  the island. Adjust outlet on the island side panel  so it is not visible from living room.
  • Kitchen cabinets  will come- assembled & delivered
  • Countertops will be delivered when kitchen cabinets are installed
  • Countertop  with sink  and backsplash  (the same as countertop) will be installed
  • Install faucet.


Lighting Fixture Installation

  • Install lighting  fixtures (2  -  pendants above island, 2- wall lamps  - side of the  window


Painting

  • Paint wall area  and  ceiling  in white

  • Install shower fixtures
  • Install shower glass  door.

Painting

  • Prepare walls  and paint the bathroom walls

Final Cleanup & Inspection

  • Thorough cleaning of the bathroom area.
  • Final walkthrough with the client.
