Scope of Work

1. Demolition & Disposal

Complete removal of existing interior finishes in the Entry, Family Room, Dining Room, Kitchen, and Passage areas.

Demolition of designated interior walls and portions of ceilings, including:

Entry closet (to open up the space).Wall between the Kitchen and Family Room (to create an open-concept layout). Kitchen closet and drop ceiling (to allow for a smooth ceiling finish). Existing walls to prepare for the future open railing system.

Proper hauling and disposal of all construction debris and waste in compliance with local regulations.

2. Framing Adjustments

Modify framing as required:

Adjust framing around the fireplace to accommodate a future gas fireplace.

Modify closet and entry framing to prepare for the new railing.

Remove an existing window to allow for extension of kitchen cabinets.

Prepare for new window installation and complete necessary siding adjustments:

Remove and replace exterior siding as needed.

Install a new smaller window and paint affected siding sections to match the existing exterior color.

Relocate the kitchen hood vent and create a new ventilation opening .

3. Ceiling, Fireplace, and Skylights

Scrape existing ceiling texture and apply a new smooth or matching texture in preparation for painting.

Demolish the existing brick fireplace façade and prepare the wall for future gas fireplace installation.

Update skylight trim to ensure clean, finished corners.

4. Plumbing & Electrical Adjustments

Plumbing

Inspect and modify the plumbing layout to accommodate refrigerator relocation.

Electrical

Update electrical layout to accommodate the new floor plan and recessed lighting in the Kitchen, Dining, and Family Room.

Prepare wiring for installation of three pendant lights above the kitchen island.

Install outlets for the island and other kitchen areas per client specifications.

Relocate an outlet from the entry wall to a new wall location.

Evaluate and prepare electrical for the future gas fireplace according to manufacturer specifications.

Relocate the electric range outlet and install a dedicated 120/240V circuit with an independent neutral wire, including a new 240V breaker and appropriate cabling to the new location.


5. Flooring, Stairs, Drywall & Painting Preparation

Install continuous new flooring in the Entry, Family Room, Dining Room, Kitchen, and Passage areas.

Install 14 new stair treads using flooring material (LVP or engineered wood) to match the existing finish.
Material supplied by client – labor only.

Complete drywall installation, repairs, and texturing in preparation for painting.

6. Kitchen Installation

Prepare space for the new kitchen layout.

Perform necessary electrical and plumbing modifications.

Install new kitchen cabinets, including the center island.

Install faucet, hood, and appliances.

Exclusions: Quartz countertops, backsplash, and sink installation.

7. Finish Carpentry & Painting

Install new baseboards and trim.

Patch and texture drywall as needed to achieve a uniform finish.

Paint all ceilings, walls, and trim using Sherwin-Williams Pure White (SW 7005).

8. Final Cleanup

Perform a final detailed site cleanup upon completion of work.
